When you hear the term “decision analysis,” what vision does this conjure up for you?
A crazy lady with one eye bigger than the other, a babushka wrapped around her head, and gnarled fingers flexing and extending over a cloudy crystal ball in a darkened and smoky room?
Okay, sorry, I was having a little fun there.
But, I have to tell you, the idea that there might actually be some science in the process of choosing the properties you invest in based on “big data” is as potentially exciting as it is potentially scary.
We have quite a bit of A.I. in our lives already, and it seems to creep into casual conversation more and more easily in the last year or two.
Doesn’t it?
I have to admit I was on the hunt for the biggest issues my property investors face in this third decade of the 21st century, and tripped and almost fell flat on my face over the idea of decision analytics.
Is there any one company that can actually provide this service reliably to such an extent that they actually increase the wealth of their client investors?
What really excites me is the possibility that if the answer is even a remote “yes,” it is reasonably possible for a proactive accounting advisor to provide this value-added feature to a suite of already-valuable services aimed at fully arming the investor with wealth-building and tax-reducing strategies.
Excites me, I tell you!

One of the biggest bits of feedback I see when asking current and future clients what concerns them is the idea that inventory is thin, and that there is a dearth of investments that will yield a sufficient ROI to justify the risk.
How to choose? In the game of flips you have your BRRRR method and the 70% rule, but I would be amazed if folks are actually able to realize the full profits the 70% rule promises with the inflationary costs of job materials and the volatility of the market.
